Waiata Shores is a thriving new neighbourhood just 5km from Manukau City Centre in South Auckland.

With easy access to the airport, southern motorway, buses, and trains, it attracts a diverse range of people from busy professionals to families and retirees. Residents enjoy its many features, particularly its peaceful reserve which runs along Papakura stream to the Manukau harbour, providing extensive space to unwind, walk, run, and play.

Our services

When Fletcher Living wanted to transform the former Manukau Golf Course in South Auckland into a thriving mixed-density residential housing subdivision called Waiata Shores, they asked us to help. 

  • We provided a feasibility study for this 40-hectare site and then a master planned 500-dwelling development of streets and blocks, with wetland reserves and recreational areas.

  • This involved the Waiata Shores Residential Development Plan Change and the successful rezoning of the Manukau Golf Club into residential and commercial zones. 

  • With the plan change and rezoning in place, Stage 1 of the 7 planned stages of civil construction started in 2016, with our engineering team taking the lead in implementing each stage.

  • Our landscape architects have managed the approval process for public spaces with Auckland Council from concept through to implementation and maintenance observations.

  • A high amenity landscape concept was implemented in Stages 1-3, including a landmark entry, extensive revegetation to the edge of Papakura Stream, planted wetlands and various pocket parks including a playground.

  • While we were instrumental in designing the entire public landscape, we also designed comprehensive landscapes for individual lots where required.

  • Today, in 2023, we are busy helping with some of the final stages.

Challenges

A major challenge for our designers and engineers were the huge flood zones created by the adjacent Papakura Stream.

To ensure the creation of a resilient community, great care was taken about where the lots and roads were placed.

Following the 2023 significant flooding events, we were pleased that flooding was contained within the expected flood zones and no properties were damaged.

We also ensured that a large number of beautiful trees could be retained to provide instant amenity for the new community.

As part of the plan change for the site, we used an arborist to identify which trees were important to retain. 

With sensitive design we were able to successfully integrate these trees with the new community around them. Some smaller native trees were also successfully transplanted.

Outcomes

Waiata Shores is a very popular community including many cultures and people from different backgrounds.

It’s a busy place, with children playing and using all the community amenities. It is an excellent example of successfully integrating and enhancing a stream with a new community where it can be celebrated and embraced.
