The Lakes - Developing a new suburb for Tauranga

The Lakes is a 254 hectare comprehensively designed and planned residential development at the southern gateway to Tauranga.

Completed in 2018, The Lakes has 1,800 residential sections housing about 5,000 people. Focused on family and set in a park-like environment, it has a neighbourhood shopping centre, and an extensive network of reserves, cycleways, and footpaths. This includes a 10-hectare freshwater lake, 20kms of walkways and cycleways, a professional orienteering course, playgrounds, parks and reserves, extensive landscaping and tree-lined streets. It also has a two-hectare business and commercial hub including cafes, a garden centre, hairdressers, shops, a medical centre, and professional offices.

Our services

Between 2006 and 2018, our multi-disciplinary team worked collaboratively to provide extensive infrastructure, planning, surveying, urban design, project management and engineering services - firstly to Grasshopper Farms Limited and then to Carrus Corporation Limited. 

Our work on The Lakes initially involved more than two million cubic metres of earthworks design and construction. This was followed by civil design and construction, including tailored and unique solutions for earth dams, stormwater ponds, pump stations, neighbourhood reserves and general services reticulation.

Challenges

The number and range of consents required for The Lakes was considerable.

We successfully obtained over 40 regional and district council consents, covering each successive stage of development, as well as providing land transfer survey inputs and obtaining Records of Title for more than 1,800 residential lots.

One stage of the Lakes was a particularly large 204-lot stage.  At the time, our s224 application for that stage of the subdivision was one of the largest that had been processed in Tauranga's history.  

By ensuring a collaborative approach was taken between Carrus Corporation, Tauranga City Council and Harrison Grierson meant fewer delays in Council processes and better outcomes for the Tauranga community regarding the development of a high-quality new suburb.

Outcomes

The Lakes is a premium subdivision with over 100 hectares of greenbelt reserves with native revegetation, parks, reserves, lakes, recreation areas, cycle, and walkways, running trails, children's playgrounds, and picnic spots.
