Commercial Bay – What Lies Within

Located in the heart of downtown Auckland and surrounded by major public transport hubs, Commercial Bay is one of the largest mixed-use developments in the city.

Spanning 16,500 square metres across three levels, Commercial Bay features a world-class mix of retail, food and entertainment and connects five major office towers, with work underway on a 5-star luxury hotel. At the centre of rail, bus and ferry infrastructure, Commercial Bay’s design is especially complex due to its interface with the new City Rail Link (CRL) tunnel boxes, which are structurally independent of buildings and basements to isolate them from noise and vibration.

Our services

  • We’ve been involved with this transformative project since 2013 when work began on the Downtown Development Project which covers almost two hectares of land and buildings, including HSBC Tower, Jarden House, PwC Tower, AON Centre, One Queen Street (soon to be Deloitte Centre) and Commercial Bay Retail.

  • Surveying the Downtown Auckland precinct was one of the final hurdles to the planned CRL, with the design of Commercial Bay needing to incorporate the rail link directly underneath.

  • At the time, we undertook detailed topographical survey of the Downtown shopping centre and surrounding streets to inform the design of the Commercial Bay Retail Centre and towers.

Commercial Bay strata subdivision

The strata subdivision of the Commercial Bay development is one of Aotearoa, New Zealand’s biggest. Five lots are being created by Precinct Properties New Zealand Limited who are splitting Jarden House, PwC Tower, One Queen Street and Commercial Bay retail and carpark areas from the CRL tunnel underneath.  To enable the subdivision, our specialist surveyors are having to as-built the Commercial Bay buildings and structures and create strata boundaries around them. Our Auckland Survey Manager, Daryl Murray, says this is something not done very often and is the first time at this scale.
